HGV Capital Advisors provides financial advisory, transaction analysis, file preparation, financing structuring, commercial referral, and coordination services between clients, brokers, commercial allies, and potential financing sources.
Our services may include, among others:
a) Preliminary review of financing requests.
b) Analysis of financial, tax, patrimonial, credit, business, real estate, or project information.
c) Preparation, organization, and presentation of financing files.
d) Identification of potential financing sources.
e) Coordination with banks, SOFOMES, funds, family offices, direct lenders, private financing sources, trustees, notaries, appraisers, legal advisors, tax advisors, brokers, allies, or other third parties.
f) Follow-up on financing, refinancing, liquidity, mortgage-backed loans, bridge loans, business loans, construction loans, home acquisition, factoring, leasing, sale & leaseback, debt restructuring, or other financial products.
HGV Capital Advisors does not guarantee that any financing request will be approved, authorized, formalized, or funded.
3. HGV Capital Advisors is not a lender
Unless expressly stated in a separate written agreement, HGV Capital Advisors does not directly grant loans, issue credit, approve financing, provide banking services, receive deposits, manage investment accounts, or act as a bank, SOFOM, broker-dealer, investment fund, fiduciary, or regulated financial institution.
Final decisions regarding approval, terms, rates, fees, guarantees, amounts, disbursement schedules, documentation requirements, and formalization correspond exclusively to the financing institutions, funds, lenders, or third-party sources that review each transaction.
Any information provided by HGV Capital Advisors is preliminary and does not constitute a binding offer of credit, loan approval, commitment letter, term sheet, or guarantee of funding.
4. Eligibility to use our services
By using our website or submitting information to HGV Capital Advisors, you represent that:
a) You are at least 18 years old.
b) You have legal capacity to provide information and request services.
c) The information you provide is true, complete, accurate, and up to date.

Third-party financing sources may include banks, SOFOMES, private lenders, funds, family offices, direct lenders, fiduciaries, notaries, appraisers, legal advisors, tax advisors, brokers, commercial allies, or other parties involved in the evaluation or formalization of a transaction.
HGV Capital Advisors is not responsible for:
a) The approval or rejection of a financing request.
b) The terms offered by third parties.
c) Changes in rates, fees, guarantees, deadlines, or conditions.
d) The internal policies of financing sources.
e) Delays caused by third parties.
f) The final legal, tax, or financial effects of any transaction.
g) Any decision made by a user based on a third-party proposal.
Any agreement, loan, credit, guarantee, mandate, term sheet, or financing document entered into with a third party will be governed by its own terms and conditions.
8. No guarantee of results
HGV Capital Advisors may use reasonable commercial efforts to analyze, structure, refer, or follow up on a financing request. However, we do not guarantee:
a) Approval of financing.
b) Specific interest rates.
c) Specific loan amounts.
d) Specific terms or conditions.
e) A specific disbursement date.
f) Acceptance by any bank, fund, SOFOM, lender, or institution.
g) That a transaction will close.
h) That a third party will maintain an initial proposal or preliminary indication.
Any estimates, scenarios, projections, simulations, or preliminary comments are illustrative and subject to review, documentation, underwriting, due diligence, appraisal, legal analysis, credit approval, and final authorization by the corresponding financing source.
9. Fees and compensation
Any fees, commissions, success fees, advisory fees, referral fees, or compensation payable to HGV Capital Advisors must be agreed in a separate written agreement, mandate letter, engagement letter, proposal, or other formal document.
Unless expressly agreed in writing, the use of the website or submission of a form does not, by itself, create an obligation to pay fees to HGV Capital Advisors.
If a separate agreement exists between you and HGV Capital Advisors, that agreement will govern the applicable fees, payment terms, success conditions, exclusivity, scope of services, and any other commercial terms.
10. Brokers, allies, and intermediaries
If you participate as a broker, commercial ally, originator, advisor, or intermediary, you represent that:
a) You have authorization from your client to share information with HGV Capital Advisors.
b) You will not submit false, incomplete, misleading, or unauthorized information.
c) You will comply with applicable laws, confidentiality obligations, data protection requirements, and any agreement entered into with HGV Capital Advisors.
d) You will not make unauthorized promises, guarantees, or representations on behalf of HGV Capital Advisors.
e) You will not represent that HGV Capital Advisors has approved or guaranteed any financing unless expressly confirmed in writing by HGV Capital Advisors.
Any broker or intermediary relationship must be documented separately in writing to be binding.
11. User obligations
When using our website or services, you agree not to:
a) Provide false, altered, incomplete, fraudulent, or misleading information.
b) Submit documents without proper authorization.
